4th of JULY WEEKEND STARTS WITH SOME ENCOURAGING NEWS….

As we head into the holiday weekend, the National Association of REALTORS has released the numbers for pending home sales in the month of May. Once again and for the fourth consecutive month the number of pending home sales has risen. The last time there were four consecutive monthly gains was in October of 2004.

In an earlier post this year I talked about how my company seemed to reflect the numbers provided by the National Association Of REALTORS for pending home sales. Looking at my company’s production since then I continue to see a steady rise in pending home sales. The Buyers continue to take advantage of the first time home buyer tax credit and favorable housing affordability. First Time Homebuyer Tax Credit Can Be Used for Closing Costs

Back in April I blogged about the First Time Home Buyer tax credit. Well in the last couple of weeks there has been a change for the better with respect to the tax credit. FHA- approved lenders can now create what is called a bridge loan type product which would allow the a qualifying first time home buyer to use the tax credit to reduce their closing cost or increase their down payment. Simply put, the First Time Buyer gets the Tax Credit benefit right at the settlement table. (Though Buyers can not use the tax credit to cover the 3.5 percent minimum down payment.)

With interest rates again moving downward and with the ability now to use the tax credit at time of purchase, I encourage you to talk to a REALTOR find out how today’s market conditions could work in your favor. PENDING HOME SALES RISE 6.7 PERCENT IN APRIL

The National Association of Realtors reported Tuesday its index of sales contracts signed jumped 6.7 percent, far exceeding analysis’ forecasts. It was the biggest monthly gain since October 2001. See the article here.

Our numbers certainly reflect what the National Association of Realtors have reported. Elfant Wissahickon agents have been busy for the last few months writing offers on properties. We have seen a marked increase in pending sales since mid March. The factors behind this surge include the First Time Home Buyers Tax Credit and favorable interest rates and home values. These factors combine to make it a great time to invest in real estate.

Backyards and Barbecues

It’s the holiday weekend! There’s a great story in today’s Inquirer about a group of neighbors in Germantown combining their backyards to create one big yard. I’ve actually known about these Yards for a while since one of the neighbors is our administrator, Katey McGrath.

Last spring, she and her neighbors pulled up their fences and landscaped the communal space together. She told me about it because our company had a hand in its inception. We listed and/or sold half of the houses in the row!

I’m sure Katey and her friends will be celebrating Memorial Day in the backyard!

It’s a little one-way tree lined street in Germantown, with friendly neighbors and a great story, just like so many others in northwest Philadelphia. Hope you like it! Have a safe and happy Memorial Day!

Elfant Wissahickon at WXPN tomorrow!

Elfant Wissahickon REALTORS is excited to be supporting WXPN radio in their Spring Fundrive. From 6 to 8 am during the Morning Drive with Michaela Mahjoun, 15 brokers and agents will be answering phones and taking pledges. We’re so excited to be helping out one of our favorite radio stations and Philadelphia institutions.

Come one, come all . . . to Mt Airy Day and Chestnut Hill’s Garden Festival

Elfant Wissahickon REALTORS extends an invitation to all to join us at this weekend festivities. On Saturday, May 2nd, we’ll be hosting a booth at this year’s Mount Airy Day located on the historic grounds of the Cliveden House at Germantown Avenue and Johnson Street. On Sunday we’re hosting a booth at Chestnut Hill’s Garden Festival at Germantown Avenue and Hartwell Lane. We will have giveaways and free raffles to be drawn for fantastic prizes. Our agents will be on hand to talk about the current real estate market and answer any questions you may have regarding buying or selling a home. Philly Spring Clean-up

Saturday was a great day for Elfant Wissahickon.

We participated in the city-wide cleanup effort by cleaning the stretch of Lincoln Drive between Wissahickon Avenue  and Johnson Street.   A group of volunteers from our company filled about 30 bags of trash.   Particularly daunting was the steep sloped underside of the Walnut Lane bridge.   Serving as outdoor year-round living quarters for one of our Vietnam vets, the hillside was a particularly trashy site for motorists to view driving in and out of the Northwest.    The entire stretch of roadway looks much improved as a result of our efforts.   (We hope our park resident will be a little more comfortable, too.)

This early weekend morning was not about negotiations and agreements of sale.  It was about a group of agents getting together to do something for ourselves and our community.   We enjoyed being together and we truly enjoyed our end-result.  Maybe people will be less inclined to litter on that stretch, now that it looks so good.   Hopefully, our resident Vet will feel a little more cared for as a result of our cleanup.

First Time Home Buyer Credit

In earlier posts I’ve talked about the “Lunch and Learns” that we have for the sales staff. A couple of times each month we’ll gather at noon, eat a nice lunch and hear from an informative guest speaker regarding various real estate topics. Last week Craig Smith from Mortgage Masters gave a wonderful presentation on the $8000 First-Time Buyer Tax Credit.  Craig’s presentation was so well received by our agents that he did an encore presentation at our Mt. Airy office this afternoon. I asked Craig for a summary of his presentation so that I may post it on this blog. A couple points to note:

  • “First-Time Homebuyers” for the purpose of the tax credit includes buyers that have not owned a home in the past three years.
  • Unlike the previous $7500 tax credit introduced in 2008, this credit does not need to be repaid unless you sell the home in the first three years.

Eat Your Heart Out!

Over 180 Mt. Airyites ate their hearts out on Saturday, March 14, 2009 at West Mt. Airy’s annual “modified progressive” fund raising dinner. “Eat Your Heart Out!” has been the pre-spring staple dinner and the area’s place to be seen since 2006, with proceeds supporting WMAN’s core community programs. Area chefs treated residents from both sides of Germantown Avenue to exotic meals such as kosher Italian with a South African twist, classic and updated Cajun, Belgian feasts (and beers), and local, sustainable vegetarian cooking. Elfant Wissahickon Realtors once again provided major funding for this community feast.

The evening began with a lively cocktail party at the gracious home of Gina and Gary Smith. Participants gathered to celebrate their community and their neighbors with good food, refreshing beverages set amidst live jazz music, ice sculptures and delicious hors d’oeuvres. After an hour and a half the party moved on with approximately every twelve participants going to one of sixteen pre selected homes to experience the varied and sundry culinary delights.

And what dinners we ate! White asparagus, non-dairy carrot cake, Australian lamb chops, Thai lemongrass chicken, ____ until both our plates and our hearts were full. There is nothing better in the world than eating a first class meal with kindred spirits. I understand that several of the parties lasted until beyond the midnight hour and I know that a good time was had by all.

All welcome on Forbidden Drive

One of the great things about living and working in the Northwest Section of Philadelphia is the escape that Valley Green and Fairmount park provide. I keep myself somewhat sane and somewhat fit by going for a run through the park a few days a week. Forbidden Drive, as it winds through Fairmount Park, has to be one of the most picturesque spots in the city of Philadelphia to get exercise. Three or four days a week I’m down in the park getting my workout in and enjoying all the nature the park has to offer. Often on my runs, I meet past and present clients taking advantage of this great park.

This past week I had clients who were transferring in from out of state, after I showed them a number of houses throughout the Northwest (Chestnut Hill, Mt Airy. East Falls), I decided to take them to lunch at The Valley Green Inn which is located on Forbidden Drive in the Wissahickon. My clients were so impressed with the scenery and also the fact that all the surrounding neighborhoods had easy access into the park. They haven’t settled on a house yet but they surely know they want to be walking distance to the park and all its hidden treasures. They said regarding the park, “what a beautiful backyard it makes!”

Whether you are new to the area or have lived in the Northwest all your life, do yourself a favor,take advantage of this wonderful escape located right here in your own backyard…
